CitizenResident’s Premium Real Estate Coordination Package combines the essential Qualified Investor real estate workflow with enhanced coordination for translations, banking when included in the approved scope, preconstruction trust or guarantee workflows when applicable, arrival logistics, family travel for resident cards, local rental support, cédula, Panama tax ID and optional company or foundation coordination with independent professionals.
The Qualified Investor Visa — Real Estate Coordination Package — Premium is the enhanced service level within the Qualified Investor Visa - Real Estate Packages, designed for clients who want the real estate, MICI and immigration workflow connected with a broader arrival and post-approval plan.
For many investors, the real estate investment option is not only a property transaction. It is also a family relocation, asset-organization and post-approval planning project.
The client may need to compare property types, open or prepare a bank account, coordinate funds transfers, review preconstruction guarantee structures, organize Public Registry and ANATI certification workflow, coordinate MICI and immigration steps, travel to Panama with family, obtain resident cards, coordinate cédula steps, evaluate local rental needs and, in some cases, coordinate a company or private interest foundation to hold the property for asset-protection or estate-planning reasons.
The Premium Package adds a practical, higher-touch coordination layer to the real estate investment residency process.
The qualifying investment must be maintained for at least five years, and MICI must annually confirm the continued existence of the investment to the National Immigration Service during that period. This annual investment-confirmation service is not included in the Premium Package. It may be quoted separately or included under the ongoing post-approval coordination service.

1. Strategy and category comparison
The process begins with a comparison between the real estate option and other Qualified Investor routes. The objective is to coordinate a more informed roadmap, not to provide investment, tax or legal advice.
2. Preliminary due diligence and document collection
CitizenResident helps organize preliminary due diligence information for bank, real estate, legal and authority workflows.
3. Roadmap and timeline action plan
The Premium Package includes a more detailed action plan showing dependencies among property selection, legal due diligence, bank onboarding, funds transfer, preconstruction guarantee workflow, Public Registry, ANATI, MICI, immigration and travel planning.
4. Real estate project analysis
The client may need to analyze new preconstruction projects, finished new projects, land, titled resale property or private seller resale property. Each option has a different timeline, risk profile and documentation path. 5. Property selection and negotiation workflow
CitizenResident may help coordinate communication with developers, brokers, private sellers or real estate professionals. Commercial terms, legal risk and tax implications should be reviewed by the appropriate professional.
6. Company or foundation coordination, if requested
The Premium Package may include coordination of company or private interest foundation incorporation when the client wants to evaluate an asset-protection or estate-planning structure to hold the property.
This may involve:
coordination with corporate legal professionals;
beneficial ownership documentation;
company or foundation incorporation workflow;
coordination with bank, developer, attorney or trustee;
property ownership structure review;
document flow for immigration and banking purposes.

7. Preconstruction trustee or bank guarantee workflow
If the client selects a preconstruction project, the transaction may require a licensed trustee, trust deposit, bank guarantee or developer guarantee letter depending on the structure. This workflow can be more complex than buying a finished or titled property.
8. Personal bank account coordination
The Premium Package may include personal bank account coordination when stated in the approved proposal. This can help with source-of-funds documentation, transaction flow and local settlement. Approval remains subject to the bank’s compliance review.
9. Funds transfer and compliance follow-up
The Premium Package includes enhanced follow-up around transfer timing, intermediary bank requests, compliance questions and supporting documentation.
10. Public Registry and ANATI certification coordination
For real estate cases, the official MICI requirements refer to Public Registry certification and ANATI certification related to ownership and property value.
11. MICI and Immigration Office submission workflow
Once investment evidence is ready, the legal partner coordinates the filing workflow before MICI and the National Immigration Service.
12. Airport VIP pass, transportation and SIM card
The Premium Package may include airport VIP pass coordination, airport-to-city transportation and local SIM card assistance, subject to provider availability and approved scope.
13. Travel to Panama for permanent resident cards
After approval, the client and family may need to travel to Panama for permanent resident cards, photographs, registrations and related steps.
14. Local rental coordination support
The Premium Package may include support coordinating local rental options for the client’s stay or settlement period. Rental payments, deposits, broker fees and lease legal review are not included unless expressly stated.
15. Panamanian cédula coordination
After permanent residence approval and issuance of the required immigration documents, cédula coordination may be required before the competent authority. The Premium Package includes coordination support for this step.
16. Panama tax ID coordination, if applicable
Some clients may need a local tax ID depending on banking, rental, property, corporate, accounting or tax planning needs. CitizenResident may coordinate this process with the appropriate professional or authority when applicable.
17. Annual investment confirmation
This is an important post-approval obligation, but it is not included in the Premium Package.
The decree states that the qualifying investment must be maintained for at least five years and that MICI must annually submit proof to the National Immigration Service that the investment is still maintained.
This service may be quoted separately.
18. Special Travel Passport roadmap
The Special Travel Passport application is not included. It may be considered separately after permanent residence approval, subject to current regulation, Passport Authority procedures and professional confirmation.

The investment objective, family needs, property scenario, travel plan, banking requirements and optional ownership structure are organized into a coordinated roadmap.

Phase 2 — Documents, legalization, banking profile and source-of-funds preparation
Personal, financial and foreign-issued documents are prepared for the relevant providers and authorities. Banking and document workstreams can proceed in parallel when practical. If apostille, legalization or certified translation is required, Document, Translation & Legalization Coordination Services can be coordinated within or alongside the approved scope.

Phase 3 — Property selection, due diligence and ownership-structure coordination
Independent professionals review the transaction, while the project team coordinates the selected property, negotiation workflow and any company or foundation structure requested in the approved proposal. When the purchase requires a broader acquisition or post-closing workstream, broader real estate transaction coordination can be coordinated separately.

Phase 4 — Banking, funds transfer and preconstruction trust or guarantee workflow, if applicable

Phase 5 — Closing, Public Registry, ANATI and MICI preparation
Registration and certification timing varies with the property and transaction structure.

Phase 6 — Immigration filing and authority review
Licensed immigration counsel handles legal filing and representation. Requests from authorities can extend the review.

Phase 7 — Panama arrival and permanent-resident card coordination
When included in the approved proposal, this stage can combine resident-card appointments with airport support, transportation, local connectivity and family logistics.

Phase 8 — Cédula, tax ID and local settlement follow-up
Post-approval work can be coordinated with the broader Relocation & Residency Project Coordination in Panama service when the family’s move involves additional workstreams.

These are practical planning ranges, not guaranteed processing times. Several phases can overlap. After the Qualified Investor Visa process is completed, some clients may want ongoing support for annual investment-maintenance reminders, property certifications, bank updates, local rental matters, tax ID follow-up, company or foundation maintenance, translations, cédula, document organization or communication with different professionals.
In that case, the ongoing post-approval coordination service can be contracted separately as a continuity service.
