Residency & Immigration
CitizenResident’s Basic Real Estate Coordination Package helps investors organize the essential workflow for Panama’s Qualified Investor Visa through real estate, including preliminary due diligence organization, roadmap planning, property-scenario coordination, independent professional communication, banking coordination when applicable, document flow, funds-transfer follow-up, Public Registry, ANATI, MICI and immigration workflow coordination.
The Qualified Investor Visa — Real Estate Coordination Package — Basic is the focused service level within the Qualified Investor Visa - Real Estate Packages, designed for clients who want a structured path through Panama’s real estate investment option without the broader relocation extras included in Premium.
This package helps organize the essential workflow around property selection, document collection, professional communication, banking coordination when applicable, funds transfer follow-up, Public Registry and ANATI certification workflow, MICI certification and immigration coordination.
The Basic Package is not defined by the type of property selected. Instead, it provides essential coordination support while the specific real estate scenario is reviewed and organized.
The client may be considering:
finished registered property;
new completed development;
preconstruction project;
resale from a private owner;
land purchase;
property purchase through a company or foundation, if professionally reviewed.
Each scenario may affect timing, documents, due diligence, banking, trust or guarantee requirements and final coordination scope. Investors still comparing property use, rental potential and residency objectives can review Panama Real Estate for Lifestyle, Yield and Residency before committing to a specific asset.
Under Panama’s Qualified Investor framework, the qualifying investment must be maintained for the applicable minimum period, currently five years. For real estate investment, the official requirements refer to Public Registry certification proving ownership and ANATI certification confirming the value of the property.
This package may be suitable for clients who:
want to evaluate the real estate option before committing to a property;
need a structured roadmap before transferring funds;
already have a property, developer, broker or seller in mind;
want support coordinating documents, providers and timing;
may need banking coordination, but do not require full relocation support;
prefer translations, cédula coordination, tax ID, airport VIP, local rental support and post-approval services to be quoted separately;
want a focused starting point before deciding whether to upgrade to Premium.
The Basic Package may include coordination of:
preliminary due diligence organization;
document collection and checklist management;
roadmap and timeline action plan;
property scenario coordination;
communication with legal and real estate professionals;
property search or project selection workflow;
independent real estate legal assistance workflow;
personal bank account coordination when applicable;
document legalization and translation workflow;
funds transfer follow-up at coordination level;
Public Registry and ANATI certification workflow;
MICI and immigration workflow coordination;
basic status tracking.
The final proposal should confirm exact scope, limits, pricing and exclusions.
Usually more direct if ownership, value, title status and certification requirements are clear.
May require developer review, purchase contract coordination, registration workflow and closing documentation.
May require coordination with a licensed trustee, promise-to-purchase contract, trust agreement and partial disbursement documentation.
May require review and coordination of guarantee documentation, bank or developer commitments and legal compatibility with the residency objective.
May require deeper title due diligence, seller verification, tax review, escrow/payment coordination and closing support.
May require additional attention to zoning, permitted use, title, value, ANATI certification and practical viability.
The Basic Package may coordinate the workflow around these scenarios, but additional complexity may require separate pricing or professional review.
Phase 1 — Initial strategy and project roadmap
Objectives, family profile, investment route, property scenario, document status and provider dependencies are organized into one working plan.
Estimated time: 2–5 business days
Phase 2 — Documents, legalization and source-of-funds organization
Foreign documents, source-of-funds evidence and transaction records are organized for the relevant professional, bank or authority. If apostille, legalization or certified translation is needed, the Document, Translation & Legalization Coordination Services workflow can be added or quoted separately.
Estimated time: 1–3 weeks
Phase 3 — Property selection, legal review and transaction preparation
Timing depends on property availability, negotiation, independent legal due diligence, contract review and whether the transaction involves a completed property, resale, land or preconstruction. If the acquisition requires a wider search, purchase or post-closing workflow beyond this visa package, broader real estate transaction coordination can be coordinated separately.
Estimated time: 1–4+ weeks after a suitable property is identified
Phase 4 — Banking, funds transfer and trust or guarantee workflow, if applicable
Bank compliance and transfer timing are institution-specific. When banking becomes a material workstream, the broader Banking Solutions & Coordination service can support the preparation and follow-up.
Estimated time: 2–8+ weeks when bank onboarding or a preconstruction structure is required
Phase 5 — Closing, Public Registry, ANATI and MICI preparation
Registration and certification timing varies with the transaction structure, registry status and third-party processing.
Estimated time: 2–6+ weeks after transaction documents and funds are ready
Phase 6 — Immigration filing and authority review
Licensed immigration counsel handles the regulated filing and legal representation. Authority requests or additional documentation can extend this stage.
Estimated time: approximately 30–45 days after a complete qualifying filing is submitted
Phase 7 — Permanent-resident card coordination
Final timing depends on the applicant’s travel schedule, registrations and the competent authority.
Estimated time: approximately 2–5 business days after approval, subject to travel and appointment availability
These are practical planning ranges, not guaranteed processing times. Several phases can run in parallel, so the estimates should not be added mechanically. Timing depends on document readiness, the selected property, independent professional review, banks, developers or sellers, trustees, the Public Registry, ANATI, MICI and immigration authorities.
Unless expressly included in the approved proposal, the Basic Package does not include:
real estate legal advice;
tax advice;
independent property appraisal;
real estate brokerage;
company or foundation incorporation;
asset-protection structuring;
trustee or bank guarantee fees;
developer guarantee costs;
banking approval;
notary or Public Registry fees;
ANATI, MICI or government fees;
airport VIP pass;
airport-to-city transportation;
local SIM card assistance;
local rental coordination;
cédula coordination;
Panama tax ID coordination;
annual investment confirmation;
Special Travel Passport application;
ongoing post-approval coordination service.
The Basic Package is ideal for investors who want a focused roadmap before choosing property, transferring funds or preparing the immigration workflow.
It helps reduce confusion around the sequence, providers, documents and investment-certification steps without adding premium relocation extras.
Clients who later want arrival support, cédula coordination, local rental assistance, tax ID coordination, company or foundation coordination, or enhanced post-approval support may request add-ons or upgrade to the Premium Package when available.
Annual investment confirmation is not included in the Basic Package and may be contracted separately or included under the ongoing post-approval coordination service.
CitizenResident helps coordinate the workflow, document organization, provider communication and follow-up. Immigration advice, real estate legal advice, tax advice, asset-protection advice, corporate structuring, filings and representation before authorities are handled by independent licensed professionals, regulated institutions or competent authorities.
Common questions answered before your consultation.
No. Basic refers to the level of coordination, not the type of property. The client may choose a finished property, preconstruction project, resale property or land, but each scenario may affect timing, documents and final scope.
CitizenResident can help coordinate the workflow, but legal review must be handled by an independent licensed professional.
No. The minimum qualifying investment remains the same. However, professional fees, government expenses and document-related costs may increase depending on the number of dependents, such as spouse, children or parents.
No. Company or foundation coordination is not included in the Basic Package unless quoted separately.
No. Cédula coordination is included in the Premium Package or may be quoted separately.
No. Annual investment confirmation is not included and may be quoted separately.
Preconstruction may require additional coordination with a trustee, bank guarantee, developer guarantee, promise-to-purchase contract or other professional review. This may affect timing and pricing.
Banking coordination may be included or quoted depending on the approved proposal. Bank approval is never guaranteed.
Start with the objective the property must serve: residency, family use, rental income, capital preservation or a combination of these. Then compare ownership structure, expected closing timing, source-of-funds evidence, registry status and the transaction’s practical economics. The insight Panama Real Estate for Lifestyle, Yield and Residency provides a useful framework before a purchase commitment is made. Independent legal and immigration professionals should confirm the property and structure before funds are committed.
Those workstreams should be identified early because bank compliance, apostilles, legalizations and certified translations can determine when the transaction is ready to move. The project can connect with Banking Solutions & Coordination and Document, Translation & Legalization Coordination Services when broader support is needed. Bank approvals and official document acceptance remain subject to the corresponding institutions and authorities.
