The Friendly Nations Visa — Real Estate — Premium Package is designed for clients who want more than the initial provisional residence filing.
This package treats the real estate route as a complete Panama project: property acquisition, legal due diligence workflow, banking coordination, ownership-structure coordination, dependent-solvency organization, travel planning, provisional residence, future permanent residence after two years and cédula coordination when applicable.
It is especially useful for families, investors and foreign buyers who want the real estate purchase to remain aligned with their immigration, banking, property and long-term Panama plans.
The Basic Package coordinates the initial route.
The Premium Package coordinates the wider lifecycle of the project.
A Friendly Nations real estate case does not end when the property is purchased or when the provisional residence application is filed. The property must remain documented. ANATI and DGI records may need follow-up. The client may need banking support, property administration, tax reminders or rental planning. Dependents may require updated records. After the two-year provisional period, the permanent residence application must be prepared. Cédula coordination may follow after permanent residence.
Premium creates a longer-term coordination framework.
This package may be suitable for clients who:

Depending on the approved proposal, the Premium Package may coordinate everything in Basic, plus:

Step 2 — Document and dependent planning

Step 3 — Ownership-structure coordination

If the client wants to evaluate company or foundation ownership, CitizenResident helps coordinate the workflow with corporate, tax and legal professionals before the client commits to the property structure.
Step 4 — Enhanced property search and acquisition workflow
Estimated time: 4–12+ weeks
CitizenResident helps coordinate brokers, developers, sellers, lawyers and banks to keep the acquisition roadmap aligned with immigration requirements.
Step 5 — Legal due diligence, banking and closing coordination
Estimated time: 2–8+ weeks, depending on property and bank review
Independent lawyers review title, seller authority, contract terms, liens, tax status, closing documents and Public Registry records. CitizenResident helps coordinate document flow, pending items and provider communication.
Step 6 — Public Registry and immigration evidence

The immigration lawyer may need Public Registry evidence showing ownership and the minimum B/.200,000 value requirement. CitizenResident helps coordinate the evidence workflow and pending-item tracking.
Step 7 — Provisional residence filing and family support

The immigration lawyer files the two-year provisional residence application. CitizenResident helps coordinate family logistics, pending items, travel planning and communication with the legal partner.
Step 8 — Post-closing ANATI, DGI and property file organization

Premium may coordinate post-closing property file organization, ANATI and DGI follow-up, tax reminders, maintenance information and property administration transition when stated in the proposal.
Step 9 — Permanent residence application after two years

Premium includes coordination of the permanent residence application after the two-year provisional residence period. The SNM requirement sheet states that the permanent residence stage is requested by presenting the prior requirements with certain exceptions.
Step 10 — Cédula and long-term roadmap
Estimated time: after permanent residence, when applicable
Premium may include cédula coordination after permanent residence when applicable and confirmed in the approved proposal. It may also include orientation on the long-term naturalization roadmap.
